Quick guide to the typical development stages of a property build

The key stages of a build depend on whether or not you are building a traditional (brick and block house), a timber frame construction or if you are renovating or converting an existing property.

Smaller projects can draw down property development finance against proof of expenditure i.e. invoices and receipts, typically monthly. For larger developments monthly loans are drawn down after a site visit by a Quantity Surveyor.

The following gives an indication of the six typical stages for each & therefore when further finance can be drawn down.

Brick and Block Build

  2. Preliminary costs & foundations.
  3. Wall plate level.
  4. Wind & watertight.
  5. First fix & plastering.
  6. Second fix to completion.

Timber Frame Build

  1. Purchase of Land.
  2. Preliminary costs & foundations.
  3. Timber frame kit erected.
  4. Wind & watertight.
  5. First fix & plastering.
  6. Second fix to completion.

Conversion or Renovation Build

  1. Purchase of Land.
  2. Preliminary costs & structural overhall.
  3. Wind & watertight.
  4. Plastering & services.
  5. Second Fix.
  6. Completion.
