Here is just a small list of some of the commercial finance deals we have completed previously.

Bridging Loans

  • A developer desperately needed refinancing to complete a project when their bank withdrew their support. We successfully arranged a £1m commercial bridging loan enabling an exit for the bank and completion of the development.
  • A property developer needed to raise funds very quickly for a commercial site they had identified as having significant profit potential. The fastest route to secure the funds was via a second charge bridging loan on the customers residential property. Competing against time and several other brokers, we offered the most competitive quote and secured our client £300k within 10 working days.
  • An IFA approached us on how his client could minimise their clients deposit for a below market value buy-to-let purchase. We pointed the IFA to a likely mortgage lender and inserted a one day bridging loan of £107k against an open market value of £130k, allowing the client to purchase with no money down.

Factoring

  • An accountant approached us on behalf of a small recruitment company suffering from cash flow problems. We quickly found a suitable option and arranged a £470k factoring facility.
  • A printing company needed cash for expansion. We arranged a £330k factoring facility allowing them to successfully win new business in the public sector which they had previously identified as a new target market for them.
  • A small manufacturer approached us when their bank decided they had to reduce their overdraft facility. We successfully arranged a £2m confidential invoice discounting facility to clear their overdraft and reduce their finance costs.

Letters of Credit

  • A start up company wishing to import home electronics equipment required a Letter of Credit for £200k. We quickly identified an appropriate issuer enabling them to secure their initial supplies.
  • A company approached us requiring a Letter of Credit when their bank declined their request. We were able to successfully arrange a Letter of Credit for £600k based purely on the merit of the transaction itself.

Leasing

  • A solicitor approached us to quote for £60k of IT hardware and software. The customer already had a quote from a specialist leasing lender; we saved our client £7k over the 2 year term.
  • A start up company approached us with a requirement to lease £50k of gym equipment. Even with a poor credit history, the availability of additional security allowed us to place this deal with a top leasing company.

BTL Mortgages

  • A customer who owned a HMO in financial difficulties approached us to refinance their mortgage. We successfully obtained a £200k buy-to-let mortgage and a satisfied customer.
  • A customer approached us for refurbishment finance for a semi commercial property consisting of a ground floor takeaway restaurant with flat above. We arranged a remortgage of £120k against a £180k valuation allowing the customer access to all the cash required for the refurbishment upfront.

Property Development

  • A developer approached us for a new build development project in the North East. We arranged a "low cost" £400k property development loan with a high street bank. At the end of the project we arranged a series of Buy To Let Mortgages allowing the developer to move onto their next project.
  • A developer had gained planning permission for a block of flats but had no money for the development. We arranged a 100% facility to take out the current lender and fund the development, loan size £650k.
  • A London customer required a 90% facility for the development of 13 Mews style houses, we arranged an exit fee based facility of £4.2m giving a significant increase in profits to a developer against a “profit share” offered elsewhere.
  • An IFA approached us to help one of their clients who required more cash for his development than his local banks would offer. Using one of our banking contacts we were able to obtain the customers full £560k requirement.
  • A luxury property developer with cash tied up in other developments approached us for 100% funding. We were able to arrange mezzanine funding of just over £1m on a straight bridging loan basis and no profit share.
